Living in Florida means sun, sand, and surf, and while many regional developments focus on beachfront sites or ocean boardwalks, boaters often struggle to find luxury condominium living with direct deep-water access in Fort Lauderdale. Situated along an inland canal in the prestigious Las Olas Isles neighborhood, 1800 E Las Olas Boulevard offered a dedicated solution for aquatic enthusiasts. This site was the planned location for a 2017 boutique residential design by Ocean Land Investments, led by Jean Francois Roy, appropriately named 1800 Las Olas. While the proposed 5-story design concept never broke ground, the site is far from vacant. The parcel contains a physical 2-story commercial building that actively serves as Ocean Land Investments corporate headquarters while retaining prime zoning for potential future residential development. The unbuilt concept envisioned 8 pet-friendly waterfront luxury residences priced from $1.8M to $2.5M, adjacent to a private 8-slip marina complete with deep water channel access, making it clear why the location was celebrated as a boater paradise. The plan also featured convenient onsite storage for paddleboards, kayaks, and personal watercraft.

Building Amenities

Aside from the planned private marina, residents would have enjoyed access to resort-style amenities, including a state-of-the-art fitness center, high-speed private elevators, a Zen garden, a communal barbecue area, and complimentary Wi-Fi in common areas. The design called for a secure garage, building and elevator access control, 24/7 security monitoring, electric car charging stations, private storage with an in-garage bike area, and hurricane impact windows throughout.Each individual residence in the proposed 5-story building was designed to feature custom luxury finishes across 3 to 4 bedroom layouts ranging from 2,100 to 2,500 square feet. Floor-to-ceiling glass windows were planned to offer panoramic views of downtown lights and adjacent waterways, while large balconies with glass railings provided instant access to the Florida sun. Spacious living areas with high ceilings were set to maximize space. Planned gourmet kitchens featured Italian cabinetry, quartz countertops, Sub-Zero and Wolf appliances, and Franke undermount sinks with Delta faucets. Designer baths were planned with custom Italian cabinetry, quartz countertops, frameless glass-enclosed showers, Delta faucets, Toto plumbing fixtures, and a designer tub and vanity.Fort Lauderdale provides residents of the Las Olas corridor with convenient travel options for trips both local and abroad. Broward County Transit services the surrounding area, while Brightline and Tri-Rail commuter rail lines connect directly to Miami and West Palm Beach. Those traveling further will find easy access to three international airports, including Fort Lauderdale-Hollywood International Airport, which remains one of the fastest-growing transit hubs in the country. Though the 5-story residential design remains unrealized, the physical headquarters building on Las Olas Boulevard stands as a prominent waterfront structure in one of South Florida's most desirable neighborhoods.
