As traditional condo community styles evolve, new residential concepts were envisioned for Fort Lauderdale, including the 2018 design concept for 1 Riverbend by developer and architect Marco A. Ruiz. Although the project never broke ground and remains unbuilt, these proposed new construction townhome style units were planned for the historic Sailboat Bend area. Originally marketed by the Echea Group, the design would have offered just eight exclusive opportunities to own a piece of this unique community lifestyle. Proposed as 3 to 4 bedroom tri-level units modeled after single family homes, the floor plans provided a range of interior living sizes from 2,394 square feet up to 3,393 square feet, with initial proposed pricing ranging from $500,000 to $700,000. Located within walking distance of Downtown Fort Lauderdale and Las Olas Boulevard, and just a short drive from the Fort Lauderdale-Hollywood International Airport and the beaches along Highway A1A, the 1 Riverbend blueprint envisioned single family style living in a central South Florida location.
Building Amenities
The planned units at 1 Riverbend were designed to feature high quality interior finishes and construction materials. Foyers and living areas would have included ceramic tile and premium carpeting. Designer kitchens were slated to come with 42-inch cabinets standard, granite countertops, and stainless steel sinks. Bathrooms were designed with quality vanities, full-length mirrors, and frameless glass shower doors. The contemporary Florida architecture of the exterior was created to fit into the surrounding neighborhood, and all units were planned with two parking spaces in a covered garage along with secure resident access.While the 1 Riverbend concept prioritized spacious private living, it lacked shared community amenities such as swimming pools, fitness centers, or lounge areas. Instead, the courtyard layout was intended to foster neighborly interaction in a social atmosphere. Residents would have been situated in the heart of Fort Lauderdale, steps from local gyms, shops, and dining options.Located near Riverside Park and Lewis Park for outdoor recreation, the proposed site is close to cultural destinations including the Broward Center for the Performing Arts and the Museum of Discovery and Science with its AutoNation IMAX Theater. Boating enthusiasts would have appreciated proximity to local waterfront facilities, including Cooley's Landing Marina and Las Olas Marina. While 1 Riverbend remains a historical design concept rather than a completed physical property, it represents an interesting chapter in Fort Lauderdale architectural plans.
